HOW TO USE THE TOOLS
Start with costs. Then test your assumptions.
A useful property comparison starts with the same inputs for every option. Enter the agreed purchase price, acquisition fees, expected rent and annual running costs. If you plan to borrow, add your deposit, loan rate and term. Treat an advertised rental yield as a starting point: it may leave out vacancy, management, service charges and financing.
A simple rental yield example
Suppose an apartment costs AED 1,500,000 and produces AED 110,000 in annual rent. Gross yield is about 7.33%. If annual operating expenses total AED 15,350, net operating income is AED 94,650 and net yield on the purchase price is 6.31%. Buying fees increase your total acquisition cost, while loan payments affect the cash left in your account. These are different measures, so compare them separately.
Check a cautious scenario before committing
Run a second calculation with lower rent, a vacancy period, higher expenses or a different resale price. For a holiday home, compare annual net income after platform fees, utilities, furnishing and management rather than multiplying a peak nightly rate by 365. For off-plan resale, separate the seller’s net profit from the cash a buyer must bring to the transfer.
These calculators provide estimates for education and planning, not a valuation, mortgage offer or promise of returns.
