Assumptions, out in the open.
Nightly rate and occupancy are your estimates, not market data. Platform VAT is assumed included. Tourism Dirham and guest-paid cleaning are excluded as pass-throughs; add any owner-borne shortfall to other costs. Confirm permit charges with DET; no waiver is assumed. Service charges and maintenance apply to both options.
