Off-plan resale: the profit beyond the premium
Separate the resale premium from your actual profit and your buyer’s cash commitment.
Start with the original contract
Record your original purchase price, amounts paid and remaining instalments. Resale permission depends on your SPA and the developer’s current project requirements. A calculator threshold is a planning assumption; it cannot issue or guarantee an NOC.
Calculate the seller’s net profit
Resale premium = expected resale price − original purchase price. Deduct your original registration and acquisition costs, your selling agency fee including applicable VAT, and the NOC or assignment costs you bear. If the new buyer pays the resale transfer fee, do not also deduct it from seller profit.
Look at the buyer’s cash
In a cash assignment, the buyer typically reimburses the paid developer instalments plus the resale premium, then pays their agreed transfer, trustee and other buyer costs. The unpaid original contract balance remains a future developer obligation. Financing availability and assignment mechanics need separate confirmation.
Check return on cash carefully
Divide net profit by the actual cash invested. If you must make additional developer payments before assigning, your cash exposure and return change. This simple return is not annualised and does not model the dates of each payment.
