Dubai Rental Yield: Gross vs Net Yield Explained
An advertised rental yield is only useful when you know what it includes. A Dubai apartment can show an attractive gross yield while delivering a smaller return after vacancy, service charges and maintenance. This guide separates those measures so you can compare properties using consistent assumptions.
Use our Dubai rental yield calculator alongside the example below. All figures are illustrative assumptions, not current market rents or a forecast for any building.
What is gross rental yield?
Gross rental yield = annual rent ÷ purchase price × 100. If a property costs AED 1,500,000 and the assumed annual rent is AED 110,000, gross yield is 7.33%. This quick comparison leaves out ownership expenses, acquisition costs, borrowing and any change in property value.
Check whether the rent is a signed lease amount, a comparable completed transaction or an asking price. An asking rent is an input to investigate, rather than proof of what a tenant will pay. Compare similar unit sizes, condition, furnishing and tenancy terms.
A worked net rental yield example
Start with expected rent, then allow for costs that the owner actually pays. Avoid deducting a cost twice if it is already included in a management quotation or the service-charge budget.
| Illustrative annual item | AED |
|---|---|
| Potential annual rent | 110,000 |
| Vacancy allowance, 5% of rent | 5,500 |
| Service charges | 12,000 |
| Maintenance reserve | 3,000 |
| Management allowance | 5,500 |
| Owner insurance allowance | 1,000 |
| Net operating income before financing | 83,000 |
In this example, expenses and vacancy total AED 27,000. Net operating income is therefore AED 83,000, giving a 5.53% net yield on the purchase price. The management allowance is a planning assumption, not a standard Dubai fee. Replace every allowance with a building record, contract or quotation where possible.
Purchase price and total buying cost are different denominators
A second property might appear to have the same yield but require more cash to acquire. Suppose the AED 1,500,000 apartment has AED 90,000 of additional acquisition costs. That figure is an example budget, not a statutory fee schedule. Net yield on the total AED 1,590,000 acquisition cost becomes 5.22%.
Both 5.53% and 5.22% can be mathematically correct. The first uses purchase price; the second includes the assumed buying costs. Label the denominator whenever you compare opportunities. Use the Dubai buying cost calculator to build a transaction-specific budget.
How to check service charges before buying
Request the latest approved budget and invoices for the exact building. The Dubai Land Department Service Charge Index provides access to approved charges. Check the project, usage and budget year; do not substitute a neighbouring building’s rate.
Net yield is not mortgage cash flow
Net operating income is calculated before financing. If this example also had AED 65,000 of annual mortgage repayments, the remaining pre-tax cash flow would be AED 18,000 before any other excluded costs. Mortgage principal repayment can build equity, but it still reduces cash available during the year.
For a cash-on-cash comparison, divide the cash flow after debt service by the cash you invested, including the deposit and relevant buying costs. Do not divide it by the full property price and label it cash-on-cash return. Our mortgage calculator helps you estimate the financing component.
Test the downside before comparing buildings
- Reduce the assumed rent by 10% and keep the ownership expenses visible.
- Increase the vacancy allowance and allow for a repair between tenancies.
- Check whether furnishing, leasing fees, utilities or major works need a separate budget.
- Compare the same holding period and the same cost definitions across every property.
With rent reduced to AED 99,000, a 5% vacancy allowance of AED 4,950, a management allowance of AED 4,950 and the other costs unchanged, net operating income falls to AED 73,100. Net yield on the purchase price becomes 4.87%. The purpose of this test is to see how dependent your outcome is on one rent assumption.
Questions buyers often ask
Is a high gross yield always better? No. Running costs, vacancy, building condition and acquisition expenses can change the comparison. Yield also says nothing by itself about resale liquidity.
Does net yield include capital growth? Not in this guide. Rental income return and changes in property value are separate measures. Neither is guaranteed.
Where should I start? Enter a realistic rent, confirm building costs and compare a base case with a cautious case in the rental yield calculator. Keep the assumptions with your results.
