Dubai Property Price per Square Foot: Compare Like for Like
Use Dubai property price per square foot carefully by checking area definitions, unit layout, condition and total acquisition costs before comparing apartments.
What the ratio tells you
Price per square foot is purchase price divided by the stated area. It is a useful screening measure, but it does not describe how much practical living space, light or storage a buyer receives. Two units with the same ratio can serve different tenants and require different ownership budgets.
Check the area definition
Before calculating, ask which document supplies the area and what it includes. Compare the same basis across properties. If one listing counts a large balcony while another presents a different measurement, the ratio can give a misleading impression. Keep the documented area and the floor plan beside the price comparison.
Work through two units
Apartment A costs AED 1,200,000 and has a stated area of 800 square feet, giving AED 1,500 per square foot. Apartment B costs AED 1,350,000 and measures 1,000 square feet, giving AED 1,350 per square foot. B is cheaper on this measure, but requires AED 150,000 more purchase capital. Neither calculation establishes market value.
Inspect usable space
Walk through the layout and note corridors, awkward corners, furniture clearance and the size of balconies. Ask whether the unit can accommodate the tenant profile you intend to serve. An efficient smaller apartment may meet that need better than a larger unit whose additional area adds little useful function.
Add running and acquisition costs
Compare service charges, maintenance needs, financing and setup costs alongside the ratio. A lower price per square foot can be offset by higher annual expenses. Use expected net income and total buying costs to understand the wider financial picture rather than selecting the lowest unit-area price automatically.
Keep a comparison sheet
Record building, unit type, floor, view, documented area, asking price and date checked. Label asking prices separately from verified completed transactions. Make adjustments explicit; avoid inventing a premium for a view or floor without evidence. Use the ratio to shortlist properties for further research, not as the sole offer-price formula.
