Furnished vs Unfurnished Dubai Apartments: Compare Net Income
Compare furnished and unfurnished Dubai apartments using setup costs, extra rent, replacement spending and the time needed to recover your furniture budget.
Compare the extra income with the extra cost
Furnishing changes both the tenant offering and the capital required. The useful question is whether additional collected rent covers furniture, replacements and any extra management or vacancy. Compare two versions of the same apartment where possible. Comparing a furnished waterfront unit with an unfurnished unit elsewhere mixes location and furnishing effects.
Calculate a simple payback period
Assume furnishing costs AED 35,000 and adds AED 12,000 to annual collected rent. If replacement and additional running costs total AED 3,000 annually, the incremental cash benefit is AED 9,000. Simple payback is about 3.9 years. This ignores the time value of money and assumes the extra income continues.
Include practical setup costs
List delivery, installation, curtains, kitchen equipment and the time before the unit can be marketed. Keep durable furniture separate from items likely to need frequent replacement. A shopping budget that excludes setup and downtime can overstate the benefit of furnishing, even when individual purchase prices look reasonable.
Check the target tenancy
Ask prospective managers which tenant needs the furniture and how that affects lease length, maintenance and inventory checks. A higher advertised rent is not evidence that tenants will consistently pay it. Obtain comparable completed leases where available and document the condition and contents that justified their rent.
Run a lower-premium case
Reduce the assumed additional rent to AED 8,000 while retaining AED 3,000 annual extra costs. The incremental benefit becomes AED 5,000 and simple payback stretches to seven years. Consider how long you expect to hold the furniture and property before deciding whether the additional upfront cash is worthwhile.
